Council Minutes of 4/17!2007 <br /> <br />Alucobond material across the south service area and the front and side <br />fascia, which is a silver material with matching louver sections in front of <br />it. The service doors will be painted silver to match the new materials. <br />Additional landscaping will be added to the new front entryway to the <br />building, and the tree lawn along either side of Lorain Road driveways. <br />There will be five additional spruce trees planted in the rear setback of the <br />property to help shield lights from neighboring properties. For the record, <br />it is noted that these tree plantings have been marked on the site with <br />stakes by the City Forester with a neighbor and North Olmsted Nissan <br />representative present. They are located in a place that the Forester <br />believed, based on his professional experience, best shielded and would <br />best be able to survive in that environment. Also, a concrete sidewalk <br />would be added to wrap the face of the building and go to the east main <br />entrance. Curb cuts are to remain unchanged, other than Nissan agreed to <br />stripe the entrance and exit lanes of the driveways to clarify traffic <br />patterns. Parking lot light remains unchanged other than the existing blue <br />light poles will be painted silver. Additional changes that were required to <br />be submitted to the Building Dept., which were submitted that night <br />through the Planning Director, include a change in what they refer to as <br />the landscape "bump" which was for a sign given the fact that a sign was <br />reduced in size and now fits within the current landscape plan. Therefore, <br />there was no need to encroach into the previous landscape area to create <br />additional landscaping. The new plans submitted reflect that accurately as <br />were presented to the committee that night. This was a deviation from the <br />original approved plans by Planning & Design Commission, but it actually <br />brought it back into the landscaped area instead of taking out of the <br />concrete area. There was no objection from the Planning Director on that. <br />Also, the stone area traversing the store front will be removed in its <br />entirety. The concrete area will now round the southeast corner and run to <br />the customer door on the east side of the showroom. That was also not <br />presented to Planning & Design Commission, but was presented to the <br />Building, Zoning & Development Committee. The Planning Director had <br />no objection. The committee recommended approval as follows: subject <br />to the recommendations of the various boards and commissions, with the <br />exception again of the sign area no longer needed due to reduction in size, <br />and the additional walking area and removal of the stone base along the <br />front of the building; further subject to the requirement that the <br />landscaping trees would be installed as represented and marked on <br />appropriate submittals. The plan presented was consistent that night with <br />these requirements and included the modified landscape bed, sign and <br />removal of the stone bed along the south side of the showroom, together <br />with the sidewalk wrapping around the building. Councilman Gareau <br />made a motion to approve North Olmsted Nissan consistent with the <br />recommendations of the various boards and commissions and the <br />deviations delineated above. The motion was seconded by Councilman <br />Miller and passed unanimously. Councilman Miller said he felt some <br />5 <br />
