Page 2 of 5 <br />(d) Dining Area with seating for approximately 80 guests. <br />(e) Lower Level with interior access to existing basement. <br />(f) The Clubhouse shall be separated from the existing building by a minimum <br />two-hour rated firewall. <br />3. Construction documents for renovations to the kitchen as the third bid package. This <br />work is intended to be bid no later than early October 2001. <br />The renovation of the Ballroom Kitchen is intended to take place during the months <br />of January and February of 2002. The Mayor's Ball (traditionally held in February) is <br />tentatively scheduled for March 2"d or 9`h of 2002. The renovated kitchen will need to <br />be completed by these dates. No functions requiring the use of the kitchen will be <br />scheduled during the months of January and February. <br />The preliminary plans call for the kitchen azea to be expanded into a portion of the <br />existing serving room. A new walk-in cooler/freezer will also be installed in the <br />location of the existing walk-in and expanded into the current office area. The current <br />office will be removed, with the remaining space utilized as a liquor storage room. A <br />new dish cleaning/sanitation line is also to be included in the renovation. <br />These two new pieces (walk-in cooler/freezer and dish-line) will be purchased and <br />installed under a separate contract. Any additional cooking equipment needed will <br />also be purchased under a separate contract. The renovation should include provisions <br />for electrical, plumbing and any other mechanics required for the existing equipment <br />and any new equipment purchases. <br />The proposal shall include the following items in the Scope of Services: <br />1. General Conditions: <br />(a) All construction documents shall bear the seal of a design professional <br />registered in the state of Ohio (e.g., landscape architect, architect, engineer or <br />surveyor, as required by law or regulation for the type of document). <br />(b) Work shall not be subcontracted without prior consent of the City in writing. <br />(c) Additional billable services shall not be performed without prior consent of the <br />City in writing. <br />(d) Key personnel to perform services shall be listed in the proposal. <br />(e) The consultant shall indemnify and hold the City harmless from all losses and <br />damages resulting from the Consultant's failure to meet the standard of care for
