or otherwise by law, they shall be liable to Lessor thereafter for all attorney fees and other <br />litigation expenses and costs, which Lessor incurs in any and all actions taken to evict Lessee from <br />the Property. <br />Item Two. Rent. In light of Lessee's promise to reside upon and care for the said real <br />property prior to demolition of the buildings on the Property, and further to maintain the Property <br />and pay all insurance obligations regarding the Property as hereinafter set forth, Lessee shall pay <br />to Lessor no (0) rent for the term of this Lease. However, if Lessee is no longer entitled to reside <br />upon the Property, either because the term as ended or because the month-to-month tenancy has <br />ended, and Lessee remains upon the property, Lessor shall be entitled to recover from Lessee the <br />reasonable rental value of the Property for any such periods. The parties expressly agree that the <br />reasonable monthly rental value for the Property is One Thousand Five Hundred Dollars <br />($1,500.00). <br />Item Three. Use, Maintenance and Repair of Premises. Lessee agrees to use the leased <br />premises only as their personal residence, and to not assign this Lease or sublet the premises. <br />Further, Lessee agrees that they shall not alter or make additions to the leased premises without <br />the Lessor's prior written consent. Further, Lessee agrees they shall not do or permit any act or <br />practice injurious to the leased premises or which may unreasonable disturb neighboring residents. <br />Further, Lessee agrees that they will maintain the entire exterior and interior of the Ieased <br />premises in a safe and sanitary condition, and will, at the conclusion, or earlier termination, of the <br />Lease, return the leased premises to Lessor in as good a condition and repair as existed at the <br />inception of the Lease, reasonable wear and tear, and exercise of salvage rights as set forth in the <br />Purchase Agreement between Lessee and Lessor, excepted. Finally, Lessee agrees they shall <br />make all repairs, major and minor, necessary to the leased premises during the term of this Lease, <br />unless otherwise expressly provided in this Lease, at their own cost, regardless of whether the <br />repair involves the interior or exterior of the premises. <br />Item Four. Utilities. Lessee agrees that they shall pay all charges for utilities which serve <br />the leased premises and which are incurred during the term of this Lease. Said utilities include, <br />but are not limited to, electricity, gas, water, sewer, and telephone services. Lessee agrees that <br />they shall maintain the accounts in their own name with each such utility service for payment of <br />service used. <br />Item Five. Insurance. Lessee agrees that they shall continue to carry casualty insurance <br />on the leased premises during the term of this Lease. Lessee further agrees that they shall carry <br />contents insurance for all of their personal property kept at the leased premises. Finally, Lessee <br />agrees that they shall carry liability insurance on the Ieased premises with limits of not less than <br />$1,000,000.00, naming Lessor as an additional insured. <br />Item Six. Liens. Lessee agrees that they sha11 not place any liens or cause any liens to be <br />placed against the leased premises during the term of this Lease.
