Iitigation expenses and costs, which Lessor incurs in any and all actions taken to evict Lessee from <br />the Property. <br />Item Two. Rent. In light of Lessee's promise to reside upon and care for the said real <br />property prior to demolition of the buildings on the Property, and further to maintain the Property <br />and pay atl tax and insnrance obligations regarding the Property as hereinafter set forth, Lessee <br />shall pay to Lessor no (0) rent for the term of this Lease. However, if Lessee is no longer entitled <br />to reside upon the Property, either because the term as ended or because the month-to-month <br />tenancy has ended, and Lessee remains upon the property, Lessor shall be entitled to recover from <br />Lessee the reasonable rental value of the Property for any such periods. The parties expressly <br />agree that the reasonable monthly rentat value for the Property is One Thousand Two Hundred <br />Dollars ($1,200.00). <br />Item_Three. Use Maintenance and Repair ofPremises. Lessee agrees to use the leased <br />premises only as ius personal residence, and to not assign this Lease or sublet the premises. <br />Further, Lessee agrees that he shall not alter or make additions to the leased premises without the <br />Lessor's prior written consent. Further, Lessee agrees he shall not do or permit any act or <br />practice injurious to the leased premises or which may unreasonable disturb neighboring residents. <br />Further, Lessee agrees that he will maintain the entire exterior and interior of the leased premises <br />in a safe and sanitary condition, and will, at the conclusion, or earlier termination, of the Lease, <br />return the leased premises to Lessor in as good a condition and repair as existed at the inception <br />of the Lease, reasonable wear and tear, and exercise of salvage rights as set forth in the Purchase <br />Agreement between Lessee and Lessor, excepted. Finally, Lessee agrees he shall make all repairs, <br />major and minor, necessary to the leased premises during the term of this Lease, unless otherwise <br />expressly provided in this Lease, at his own cost, regardless of whether the repair involves the <br />interior or.exterior of the premises. <br />Item Four. Utilities. Lessee agrees that he shall pay a11 charges for utilities which serve <br />the leased premises and which are incurred during the term of this Lea.se. Said utilities include, <br />but are not limited to, electricity, gas, water, sewer, and telephone services. Lessee agrees that he <br />shall maintain the accounts in his own name with each such utility service for payment of service <br />used. <br />Item Five. Real Estate Taxes and Assessments. Lessee agrees that he shali continue to <br />pay the real estate taxes for and any assessments against the ]eased premises wIuch accrue during <br />the term of this Lease. <br />Item Six. Insurance. Lessee agrees that he shall continue to carry casualty insurance on <br />the leased premises during the term of this Lea.se. Lessee further agrees that he shall carry <br />contents insurance for all of his personal property kept at the Ieased premises. Finally, Lessee <br />agrees that he shall carry Iiability insurance on the leased premises with limits of not less than <br />SW888)M naming Lessor as an additional insured. <br />2
