.? .? ... _ <br /> <br /> <br />16 <br />SECTION R-204 - ROOM SIZES (AMENDID) <br />Every dwelling unit shall have at least one habitable room which <br />shall have not less than 150 square feet of floor area. Other habitable rooms <br />shall have an area of not less than 70 square feet. E?rery kitchen shall have <br />not less than 50 square feet of floor area. The minimtnn wall length shall be: <br />bedroom, 10 feet; kitchen 7 feet; and dining room, 8 feet. <br />R - 209 PRIVATE GARAGE (AMIIVDED) <br />DEC. R 209.1 Attached Garages (Amended) Openings from a private garage <br />directly into a room used for sleeping purposes shall not be permitted. Other <br />openings between the garage and residence shall be equipped with solid wood <br />doors not less than one and three-quarter (1-3/4) inches in thickness or <br />equivalent having a fire resistance rating of not less than three qua,rter <br />(3/4) hour. The garage shall be completely separated from the residence and <br />its attic area by means of one-half (1/2) inch fire resistant gypstun board or <br />equivalent applied to the garage side. Garage and carport floor surfaces <br />shall be of approved noncombustible material. That area of floor used for <br />parking of automobiles or other vehicles shall be sloped to facilitate the <br />movement of liquids toward the main vehicle entry doorway or directed to <br />a floor drain. <br />R - 209.2 (Amended) <br />Detached garages -(a) Height. No detached garage shall be in excess of 15 <br />feet in height to the peak of the gable. (b) Masonry Construction. Masonry <br />detached garages shall have foundation and wall requirements the same as set <br />forth for one-story dwellings in Chapter 3. (c) Wood - Frame Construction. A <br />one-story garage,more than 15 feet from a dwelling, built of wood frame <br />construction, shall comply with the construction requirement for one-story <br />dwellings with the following exceptions: <br />i. Bottom of footings of framing garages shall be not less than 36" <br />below finished grade, unless supported on a reinforced concrete <br />slab as provided in the following paragraph. <br />ii. Frame garages may be built on a concrete slab, not less than 4-inch <br />thick, reinforced with steel mesh weighing not less than 40 pounds <br />per 100 square feet or equivalent reinforcement turned up to a 4-inch <br />width curb, 8 inches high above finished grade to form a wall <br />foundation. <br />iii. Studs shall have a spacing of not more than 24 inches o.c. Doubling <br />of studs shall be required on jamb openings 3'-6" wide or more. <br />iv. Sheathing and building paper may be omitted if full height 45 degree <br />corner let in bracing is used and studs are nlaced 16 incheG n„ <br />center. - - <br />v. Corner post may be two 2x4's or a 4x4. <br />vi. Top plate may be single, provided rafters are placed directly over <br />studs, and plates at corners are lapped to provide ties. <br />vii. Rafter ties at eaves may be 2x4's with a maximum spacing 6 feet o.c. <br />viii. Corner bracing may be a lied on the inside of surface of studs. <br />ix. Bottomplate shall be treated lumber.
