TITLE SEVENTEEN <br />MIXED USE DISTRICT' <br />(~IAPTER 1201 ~ PURPOSE <br />1201.01 Preamble <br />The municipality contains certain large parcels of land <br />which have not been developed to their full economic potential. <br />The development of these parcels for single family or multiple <br />family use is deemed impractical, while their classification <br />for retail business or limited industry use would not be in <br />ke aping with the best interests of the municipality. In order <br />to preserve and promote the best interests of these parcels as <br />well as the orderly development of them and the entire <br />municipality, these parcels should be placed in a separate <br />zoning category which will permit thereon combinations of <br />garden type developments such as apartments and other multiple <br />family dwellings, commercial buildings, offices, professional <br />gnd research buildings and all well set back from streets in a <br />semi-.park surroundings. The basic standards for this use <br />classifications are set forth in this Title. <br />1201.02 Intent And Pu ose <br />The purpose of this use classification is to designate, <br />„~; <br />,~,~; <br />regulate and restrict the location, design and use of buildings, <br />structures and interior streets; to promote high standards of <br />exterior appearance of buildings and grounds; to stabilize and <br />improve property values with the smallest possible burden on <br />municipal services and facilities with the highest possible <br />return to the municipality from tax revenues consistent with <br />maintaining and improving the general character of the munici-. <br />polity; to promote health, safety, comfort, convenience and <br />general welfare; and thus to provide the economic and social <br />advantages resulting from an orderly planned use of these large <br />parcels of land. <br />~~ 61 .. <br />~~,... y, , .... . <br />
