-~7- <br />(b) Only one dwelling shall be constructed on a paresel of <br />land having a frontage of less than sixty (60) feet and a depth of less <br />than five hundred t500) feet. <br />Section 9. SIDE YARDS <br />(a) The width of a side Bard shall be taken as the least <br />distance from at~y part of or point on the building to the adjacent side <br />line of the lot. <br />(b) In measuring the width of aside Bard for any build- <br />ing where an al].a3r adjoins the side line of the lot, one-half the width <br />of such alleq may be considered as a portion of the aide yard, <br />(c) The width of a~ aide yard provided, whether or not <br />one is required by the ~+Sehedule of Heist and Area Regulations++ shall not <br />be less than three (3) feet. <br />Section 10. REAR YARDS <br />(a) The depth required by the ~+Schedule of Height and <br />Area RegulationA++ for tear garde shall be the depth exclusive of any <br />portion used for atecessory structures. <br />(b) In measuring the depth of a rear yard for anq <br />building where such yard extends back to an alle~r, one-half the width of <br />such alley may be considered as a portion of the yard, <br />(c) In measuring the depth of rear yards, in cases where <br />the rear lot line is not parallel with the street line, average dimensions <br />may be used. <br />(d) In ar~y Business District, a rear yard at least <br />twentq (20) feet in depth shall be provided for every building used either <br />in whole or in part as a dwelling, or for every lot the rear of which adjoins <br />a Residence District; in other instances a rear yard shall not be required <br />except as provided in Section 7 (b) of this article. <br />(e) In aryy Residence District, no dwelling shall be so <br />located on a lot that the rear thereof faces a street line unless such <br />dwelling be located fifty (50) feet or nwre from such a street line. <br />Section 11. LOT AREA PER FAMILY. Nothing in the area <br />requirements of this Ordinance relating to lot area per family shall be <br />held to prohibit the erection of aone-family dwelling upon a lot, the area <br />of which is less than that prescribed as the lot area per family, provided <br />such lot, at the time of the passage of this Ordinance, was held under a <br />separate ownership from the adjoining ~.ots; or provided that at the ti.nse of <br />.. <br />. __ . ~~,~ <br />
