25. <br />5. for a seasonable extension of a structure or use into a more re- <br />stricted district .immediately adjacent thereto, but such extension shall not <br />be for more than~Yifty (50) feet beyond the boundary line of the district in <br />which such structure or use is thus authorized. <br />t <br />6. For such~variatian of the area requirements of this ordinance as the <br />Board may deem necessary to secure an appropriate improvement of a lot of such <br />restricted area, size or shape that it cannot be reasonably improved without modi- <br />fication of the strict application of the provisions of this ordinance; provided <br />such lot, at'the time of the passage of this ordinance, either was held under a <br />separate ownership from the adjoining lots, or was shown on a recorded plat to <br />be a separate and distinct numbered lot. <br />7. For the erection or use of a structure in any District by a public <br />service corporation when such erection or use is reasonably necessary for the ser- <br />vice of the public and not unreasonably detrimental to the character of the devel- <br />opment. <br />8. For a hospital in an "A" Residence District, where vn account of ample <br />area of site and adequate open spaces on all sides of the proposed structure, the <br />res}dential character of the neighborhood will not be affected. <br />9• For a municipal utility or building in any district, when such use is <br />reasonably necessary and essential for the public convenience and welfare and not <br />seriously detrimental to the character of the district in question. The City of <br />North Olmste~t is exempted from all restrictions as to the use of land or buildings <br />as set forth in the Ordinance. <br />10. For a community garage, in a Residence District, located within twe <br />hundred (2O0} feet of an existing dwelling; or fvr a public garage in a business <br />district, within two hundred (200) feet of a school, playground, church, hospital, <br />public library or Residence District. In passing upon such appeal, the Board shall <br />give weight to the consents, as shown by the signatures of the owners in interest <br />and number of sixty (60} per cent of all the property within two hundred (200) <br />feet of the proposed structure, to such variation from the provisions of this <br />ordinance. <br />11. Fdr a front yard of less depth than that required by this ordinance <br />~rhere topography or existing development makes strict compliance unreasonable or <br />substantially impossible. <br />12. For an arrangement and size of yards varying from that specified in <br />the"$chedule of Height and Area Regulations"in case of a group of buildings on a <br />parcel of land forming in effect a multiple dwelling made up of separate units, <br />provided that the depth of yard adjacent to a street line and the required lot <br />
