Minimum frontage on cul-de-sac streets and any variations of a cul-de-sac mall be determined at a curved line concentric with the cul-de-sac and no more than 50 feet from the right-of-way line of the cul-de-sac. The measurement shall be along the chord. d. Corner lots shall be large enough to permit a fifty (50) foot set back, for houses, on all streets forming the corner lot, this making the set back on corner lots equal to the side street set back as well as the front street setback. e. Whenever practicable, side iot lines shall be straight lines perpendicular to the street or radial to the center line curvature . f. No sublots, parcels or blocks without access to a public street shall be permitted. g. Lots may not be sold until the Cfty accepts the plat for record purposes only. 15. The City shall be provided with three (3) copies of the plat including the original linen. The School Board shall be provided with one (1) copy of the plat . Section 4. EASEMENTS NECESSARY FOR DEVELOPED LAND. Any easements required by the subdivision. shall be described. in a separate document reciting fn detail the right of construction, maintenance and entry land. The easements are to be reviewed by the City before recording. Ease- ments are to be provided for all improvements, drainage ditches and swales not located in a public street. The easements shall be shown on the plat. The utility company, if applicable, and the Ctty shall be the Grantees. Section 5. RECORDING AND REVIEW FEES. A. A deposit of $20.00 shall be posted with the City by the developer for the recording of subdivisons, easements, etc. If the deposit is more than the actual cost of recording, the remainder shall be refunded. ~~ b.e-refwx~ted.~ If the cost of recording is greater than the deposit, the deficient amount shall be given to the City. B. A deposit of $300.00 shall be posted with the City by the developer for the review of preliminary map, topographic map, plat, improvement plans and specifications before the matter is referred to the Engineer or Law Director. The cost of review shall be calculated on the basis of $12.50 for each hour spent by the City Engineer's office for such review. If the deposit is more than. the actual cost of review, the remainder shall be refunded. If the cost of review is greater than the deposit, the deficient amount shall be paid to the City before Council approval is given. C. The filing of the final plat for recording with the Cuyahoga County Recorder shall be done by the Law Director, who shall turn said plat over to a reputable title insurance company and request a:.'~~tatement on Streets" for the benefit of the City of North Olmsted and when said "Statement of Streets" is furnished the Law Director shall order the plat be recorded. All costs charged for the "Statement of Streets" and recording shall be paid for by the developer. °" Section 6. IMF TS REQ~T!__~E~._ "~ The following improvements are required: sanitary sewers and connections, storm sewers and connections, water mains and connections, paving, sidewalks, driveway aprons, trees, finish grading, street signs and any appurtenances to the foregoing improvements. Before construction of the improvement begins , a performance bond insuring the completion of the improvement shall be posted with the City of North Olmsted by the developer equal to at least 100°~ of the approved estimate of cost of construction of the sewer, water, paving and sidewalk improvements .
