1115.05 PLANNING AND ZONING CODE 24 <br />(e) "Building (accessory)" means a detached building whose purpose is related to, but <br />subordinate to, that of the principal building on the same parcel of land. <br />Detached garages, tool sheds and barns are all examples of accessory buildings. <br />(f) "Building (high-rise)" means a building or structure having a height of at least <br />fifty feet and not exceeding 200 feet. <br />(g) "Building (main)" means the building occupied by the main use or activity on or <br />intended for the premises, all parts of which building are connected in substantial <br />manner by common walls and continuous roof. <br />(h) "Building common wall (party)" means a wall shared by two buildings or used to <br />separate units within a building. <br />(i) "Building frontage" means the facade of a building which faces the principal <br />street, or the facade which contains the main entrance to such building. <br />(j) "Building height" means the vertical distance measured from the highest point of <br />the coping of a flat roof, or the deck line of a mansard roof, or the mean height <br />level between the eaves and ridge of a gable, hip and gambrel roof to the average <br />finished grade across the face of the building containing its principal entrance. <br />(k) "Building line" means a line, established by Zoning Code requirements, that <br />delineates the boundary at grade beyond which no building or structure may <br />extend. <br />(1) "Carport" means a roofed open structure designed and used as a place for storage <br />of a motor vehicle. <br />(m) "Foundation area" means that area within the foundation or footings, excluding <br />the area of any veranda, porch, breezeway, garage, bay or terrace. <br />(n) "Nonconforming building" means a building existing lawfully at the time this <br />Code or an amendment thereto, became effective but which does not conform to <br />the area, height or bulk of building, yard or other regulations of the district in <br />which it is located. A building or structure may be nonconforming with respect <br />to land coverage, height, yard dimensions or a variety of other characteristics. <br />(o) "Porch" means a roofed, open structure projecting from the front, side or rear <br />wall of a building. <br />(p) "Repair" means the replacement or renewal of any part of an existing building or <br />device for the purpose of maintenance. <br />(q) "Story" means that portion of a building included between the surface of any floor <br />and the surface of the next floor above it or if there is no floor above it, then the <br />space between the floor and the ceiling next above including a basement with a <br />ceiling more than four feet six inches above the surface of the adjoining ground. <br />(r) "Story (half)" means an uppermost story containing usable space wholly or partly <br />under a sloping roof, wherein the area of usable floor space having a clear height <br />of four feet or more exceeds fifty percent (50%) of the floor area of any story <br />below and the area of floor space with clear height of seven feet or more does not <br />exceed seventy percent (70%) of any story below. Whenever the area of floor <br />space with clear height of seven feet or more exceeds seventy percent (70%) of <br />any story below, it shall be deemed to be a full story. <br />1991 Replacement <br />December 2016 Replacement <br />
