25 Definitions 1115.06 <br />(s) "Structural alteration" means any change in the supporting members of the <br />building such as bearing walls or partitions, columns, beams or girders or any <br />increase in the area or cubical contents of a building. <br />(t) "Structure" means anything constructed or erected, the use of which demands its <br />permanent location on the land or anything attached to something having a <br />permanent location on the land. <br />(Ord. 90-125. Passed 5-21-91.) <br />1115.06 DWELLINGS AND OTHER LIVING ACCOMMODATIONS. <br />As used in this Zoning Code: <br />(a) "Apartment" means a multi -family building comprised of three or more dwelling <br />units, separated from each other by fireproof walls, floors and/or ceilings, of <br />concrete, masonry or the equivalent, arranged one above the other and/or side by <br />side, each unit having at least one entrance connected to a common interior hall <br />leading to the exterior. <br />(b) "Condominium housing" means a form of housing ownership by which a person <br />may purchase and own a dwelling unit in a multi -unit building or development <br />and a proportionate interest, together with other condominium owners, in the land <br />and other elements of the development. <br />(c) "Congregate housing" means a residential development designed to accommodate <br />individuals, most often elderly, who are unable or do not wish to provide living <br />arrangements for themselves. Services most commonly associated with <br />congregate housing include food preparation, dining and housekeeping but may <br />also include medical, social and recreational services. <br />(d) "Correctional Facility" means any building that is licensed, operated or <br />supervised by the Federal Bureau of Prisons, Ohio Department of Rehabilitation <br />and Corrections, the Adult Parole Authority, the Cuyahoga Court of Common <br />Pleas, or the Cuyahoga County Department of Probation and which serves as a <br />residence for one or more persons. Correctional Facilities include, but are not <br />limited to, alternative residential facilities, community-based correctional <br />facilities, half -way houses, and community correctional facilities. <br />(e) "Dwelling" means a building designed and occupied exclusively for residential <br />purposes. An attached garage shall be considered a part of a dwelling. <br />(f) "Dwelling unit" means space, comprised of living, dining and sleeping rooms, <br />storage closets and the space and equipment for cooking, bathing and toilet <br />facilities, all used by one family. "Dwelling unit" does not include a tent, cabin, <br />trailer or mobile home. <br />(g) "Elderly housing" means a residential structure designed specifically to provide <br />for the special housing needs of elderly persons, including any and all special <br />safety and convenience features as required in buildings qualifying for <br />governmental housing assistance for the elderly. <br />(h) "Group home" means a residential facility designed to accommodate a group of <br />individuals, usually physically impaired or with emotional or social problems, <br />living as a family unit in a noninstitutional, neighborhood setting. <br />(i) "Hotel apartment" means a hotel in which a substantial number of the occupants <br />use their rooms more or less permanently as a residence. <br />December 2016 Replacement <br />
