27 Definitions 1115.08 <br />(e) "Lot (nonconforming)" means a lot existing lawfully at the time this Code, or <br />an amendment thereto, became effective but which does not conform to the lot <br />area, width, access or other requirements of the district in which it is located. <br />(f) "Lot coverage" means the proportion of the surface of a lot that is covered by <br />the ground floor area of the main building and all accessory buildings, <br />excluding unenclosed porches, terraces and step, measured from the outside <br />surface of the exterior walls. <br />(g) "Lot depth" means the mean horizontal distance of a lot measured between the <br />front and rear lot lines. <br />(h) "Lot line" means the boundary of a lot separating it from adjoining public, <br />common or private land, including a public street. <br />(i) "Lot line (front)" means the lot line separating a lot from the street upon which <br />it abuts, or the shortest lot line of a corner lot which abuts upon a street. <br />Unless the context clearly indicates the contrary, "front lot line" is <br />synonymous with "street line." <br />(j) "Lot line (rear)" means the line that is opposite the front lot line and also the <br />farthest in distance from the front lot line. <br />(k) "Lot line (side)" means the line that extends from the front to the rear lot line <br />and separates a lot from an adjacent lot that faces on the same street. <br />(1) "Lot of record" means land designated as a separate parcel on a subdivision <br />plat, plat map or deed, in the records of the County Recorder. <br />(m) "Lot size (minimum)" means the minimum size that a building lot must be for <br />a building to be constructed legally at that site. <br />(n) "Lot width" means the horizontal distance of a lot measured along the front <br />building line at a right angle to the mean lot depth line. <br />(o) "Private land" means land which is adjoining, attached and assigned to a <br />dwelling, to be held as an open space in ownership with the dwelling. <br />(p) "Through lot" means an interior lot having frontage on two streets. <br />(q) "Zoning lot" means a parcel of land abutting a dedicated street, occupied or <br />intended to be occupied by a main and accessory use or a main and accessory <br />building, the minimum area of which shall be as required by this Code. A <br />zoning lot may or may not coincide with a lot of record. <br />(Ord. 90-125. Passed 5-2-91; Ord. 2016-36. Passed 8-2-16.) <br />1115.08 MAPS, PLANS AND PLATS. <br />As used in this Zoning Code: <br />(a) "Community facilities plan" means the plan which shows the location and <br />extent of existing and planned parks, playgrounds, schools, other public land <br />and buildings, duly adopted and officially accepted, separately or as a part of <br />the Comprehensive Plan. <br />(b) "Comprehensive plan" means the plan and statement of the objectives and <br />recommendations for the general location and extent of desirable future land <br />development, community facilities and streets, duly adopted and officially <br />accepted. <br />December 2016 Replacement <br />
