1139.02 PLANNING AND ZONING CODE 92B <br />(2) To provide Motorist Service Districts in convenient areas directly <br />related to the freeway interchanges to serve the needs of through and <br />local motorists; <br />(3) To protect and stabilize developments from traffic congestion by <br />regulating the intensity of use, by requiring offstreet parking, loading <br />and onsite circulation facilities, and by regulating the access to <br />streets; <br />(4) To protect nearby residential neighborhoods by restricting the types <br />of nearby uses, particularly at their common boundaries, which <br />would create objectionable influences; and <br />(5) To promote the most desirable and beneficial use of the land in the <br />interchange areas. <br />(b) Permitted Uses. Buildings and land in a Motorist Service District shall be <br />used, and buildings designed, created, altered or intended only for the uses specifically <br />designated below as motorist service uses: <br />(1) Main uses. <br />A. <br />Automotive facilities for the sale of gasoline, fuel and oils, <br />auto accessories and automobile maintenance work, including <br />lubrication and washing, and minor repairs within enclosed <br />buildings, provided no alcoholic beverages are dispensed or <br />sold on the same lot; <br />B. <br />Lodging facilities such as motels, and extended stay facilities; <br />C. <br />Food and beverages offered in restaurants and eating places <br />where food is consumed in an enclosed building; <br />D. <br />Car, truck and trailer sales and rental agencies; <br />E. <br />Bus passenger station, repair and storage garages within <br />enclosed buildings; <br />F. <br />Recreational and sports facilities providing organized, league <br />and open team play in indoor or outdoor facilities; <br />G. <br />Places providing retail printing duplicating and wire <br />communications, such as fax transmissions, e-mail and internet <br />services; and <br />H. <br />Convention facilities including trade shows, meeting facilities, <br />and other organized events associated with business promotion <br />and display. <br />(2) Accessory uses. <br />A. Offstreet parking and loading facilities as regulated in Chapter <br />1161; <br />B. <br />Restaurant and assembly rooms in connection with hotels and <br />motels; <br />C. <br />Swimming pools and other recreational facilities in <br />connection with hotels and motels; <br />D. <br />Signs, in accordance with Chapter 1163; <br />E. <br />Personal and other services which are necessary and <br />incidental to the usual operation of any main use set forth <br />above; and <br />F. <br />Drive-in banking facilities.
