97 Business Districts 1139.10 <br />(f) Off -Street Loading Facilities. In any Business District, every building shall <br />provide adequate space for loading and off-loading services as required in Chapter 1161. The <br />location of such areas shall be approved by the Commission. <br />(g) Rear Yard Abutting, Streets. In the event the required rear yard of any <br />property located in a General Retail Business District abuts any street, including a limited <br />access highway, a rear yard of at least fifty feet from that street shall be maintained in addition <br />to the front setback requirements of Section 1139.06. No structure shall be maintained; or <br />goods sold, merchandise displayed, or business activity be conducted within the aforesaid rear <br />yard area. Such rear yard may be used for parking purposes only and shall not be used for the <br />permanent storage of vehicles or other equipment. <br />(Ord. 90-125. Passed 5-21-91.) <br />1139.09 ACCESS LOCATED WITHIN DISTRICT. <br />All driveways, drives, roadways and sidewalks used or intended for use as access to <br />buildings or uses in a Business District, or for any other use or purpose, including access for <br />emergency vehicles and apparatus, shall be located in their entirety within the area zoned for <br />such Business District. <br />(Ord. 90-125. Passed 5-21-91.) <br />1139.10 DEVELOPMENT PLANS. <br />(a) A site plan shall be prepared for all types of proposals of developments in any <br />Business District and submitted in accordance with the provisions of Chapter 1126. Unless <br />exempted by the Planning and Design Commission, plans shall include: <br />(1) Survey. A survey of the property and topography, showing the land <br />owned and proposed for the development. <br />(2) Configuration of abutting property and the location and arrangement of <br />existing development thereon. <br />(3) Buildings. The locations, size and height and use of all main and <br />accessory buildings and their general design and color. <br />(4) Streets. The proposed system of circulation for vehicular traffic, <br />including delivery trucks; and details for connection to present streets; <br />type of pavement; and estimates of traffic volumes. <br />(5) Utilities. The plans for all utility installations and connections. <br />(6) Parking areas. A layout and the number of spaces, design of features <br />and type of pavement. <br />(7) Traffic impact analysis. Depending upon the type and magnitude of the <br />proposed development, the Commission may require that a traffic <br />impact analysis be prepared by a professional traffic engineer. <br />(8) Miscellaneous. Other site development elements, including grading <br />and drainage patterns, designs of landscaped yards, planting areas and <br />screening adjoining residential areas. <br />December 2016 Replacement <br />
