1115.03 PLANNING AND ZONING CODE 22 (74) "Shopping center (community)" means a shopping center ranging in size from 100,000 to 400,000 square feet of building floor area, having a junior department store as the leading tenant. (75) "Shopping Center (neighborhood)" means a shopping center ranging in size from 20,000 to 100,000 square feet of building floor area, having a supermarket -type food store or super drug store as the leading tenant. (76) "Shopping Center (regional)" means a shopping center over 400,000 square feet in building floor area having a major department store or stores as the leading tenant. (77) "Stable" means any building, structure or portion thereof which is used for the shelter or care of horses, cattle or other similar animals, either permanently or transiently. (78) "Stable (private)" means a structure with a total capacity for not more than four animals. (79) "Stable (public)" means a structure with a capacity for more than four animals. (80) "Utility room" means a room at or above or not more than four feet below the finished ground elevation in a dwelling and used or designed to house equipment used for laundry, heating or other related purposes. As used in this Zoning Code: (a) "Acre" means a unit of land area equal to 43,560 square feet or 160 square rods. There are 640 acres to a square mile. The acre's metric equivalent is 0.405 hectares (4,047 square meters). (b) "Buildable area" means the land area of a given lot that is potentially available for construction after all zoning and other municipal requirements have been fulfilled. Buildable area would exclude required yards and areas on which construction may be prohibited, such as floodplains. (c) "Dwelling unit area" means the sum of the gross floor areas above the basement level, including those rooms and closets, having the minimum ceiling height, light, ventilation and other features as required by the Building Code. (d) "Floor area (gross)" means the sum of the area of all of a building's floors existing within its exterior walls. (e) "Floor area (livable)" means the floor area excluding any veranda, porch, terrace, breezeway, garage, bay or utility room where the ceiling is not more than four feet below the grade level. (f) "Floor area (minimum)" means the required minimum number of square feet of floor area of a dwelling unit or structure. (g) "Floor area (net)" means the total floor area of a structure minus the square footage devoted to elevator shafts, stairwells, interior space used for parking or loading, equipment and utility rooms, and basement areas.
