1115.03 PLANNING AND ZONING CODE 22 <br />(74) "Shopping center (community)" means a shopping center ranging in size from <br />100,000 to 400,000 square feet of building floor area, having a junior department <br />store as the leading tenant. <br />(75) "Shopping Center (neighborhood)" means a shopping center ranging in size from <br />20,000 to 100,000 square feet of building floor area, having a supermarket -type <br />food store or super drug store as the leading tenant. <br />(76) "Shopping Center (regional)" means a shopping center over 400,000 square feet <br />in building floor area having a major department store or stores as the leading <br />tenant. <br />(77) "Stable" means any building, structure or portion thereof which is used for the <br />shelter or care of horses, cattle or other similar animals, either permanently or <br />transiently. <br />(78) "Stable (private)" means a structure with a total capacity for not more than four <br />animals. <br />(79) "Stable (public)" means a structure with a capacity for more than four animals. <br />(80) "Utility room" means a room at or above or not more than four feet below the <br />finished ground elevation in a dwelling and used or designed to house equipment <br />used for laundry, heating or other related purposes. <br />(Ord. 2004-200. Passed 8-2-16.) <br />1115.03 AREAS (BUILDINGS AND LAND). <br />As used in this Zoning Code: <br />(a) "Acre" means a unit of land area equal to 43,560 square feet or 160 square rods. <br />There are 640 acres to a square mile. The acre's metric equivalent is 0.405 <br />hectares (4,047 square meters). <br />(b) "Buildable area" means the land area of a given lot that is potentially available for <br />construction after all zoning and other municipal requirements have been fulfilled. <br />Buildable area would exclude required yards and areas on which construction may <br />be prohibited, such as floodplains. <br />(c) "Dwelling unit area" means the sum of the gross floor areas above the basement <br />level, including those rooms and closets, having the minimum ceiling height, <br />light, ventilation and other features as required by the Building Code. <br />(d) "Floor area (gross)" means the sum of the area of all of a building's floors <br />existing within its exterior walls. <br />(e) "Floor area (livable)" means the floor area excluding any veranda, porch, terrace, <br />breezeway, garage, bay or utility room where the ceiling is not more than four <br />feet below the grade level. <br />(f) "Floor area (minimum)" means the required minimum number of square feet of <br />floor area of a dwelling unit or structure. <br />(g) "Floor area (net)" means the total floor area of a structure minus the square <br />footage devoted to elevator shafts, stairwells, interior space used for parking or <br />loading, equipment and utility rooms, and basement areas. <br />(h) "Lot area" means the total horizontal area within the property lines of the lot. <br />(Ord. 90-125.
