61 One and Two Family Residence Districts 1135.02 <br />(5) The residential character of the dwelling exterior shall not be changed; <br />(6) Trucks or other mobile equipment shall not be parked overnight in <br />driveways or open yards, and the occupations do not attract any greater <br />number of automobiles to the premises than normally associated with a <br />single family residence; and <br />(7) No sign or other outward evidence of the occupation shall be displayed <br />except for one nameplate complying with the provisions of Chapter <br />1163. <br />(c) Private Garage. <br />(1) A private detached garage shall not exceed 750 square feet in total floor <br />area; fifteen feet in height, and not less than twenty feet in depth and <br />nine feet wide. <br />(2) A detached garage shall be located not less than fifteen feet from a <br />dwelling on the same lot or any adjacent lot and shall be set back not less <br />than five feet from a side property line and ten feet from a rear property <br />line. <br />(3) A private garage attached by a common wall within the livable floor area <br />of a dwelling or connected to the dwelling by means of a covered or <br />other enclosed area shall be considered part of the main building for the <br />purposes of determining the required yard setback requirements. <br />Further, provided that any detached or attached garage and garages in <br />combination shall not exceed 750 square feet. <br />(d) Accessory Buildings and Structures. <br />(1) One detached accessory storage building in addition to a private detached <br />garage shall be permitted in the rear yard of a residential lot in <br />accordance with the following schedule: <br />of Area <br />Vaximurn Accessory <br />torage Building Size* <br />Waximum Accessory <br />3torage Building Height <br />p to 10,850 sq. ft. <br />80 sq. ft. <br />8 ft. <br />0,851 to 21,780 sq. ft. <br />120 sq. ft. <br />9 ft. <br />1,781 to 43,560 sq. ft. <br />200 sq. ft. <br />10 ft. <br />3,561 to 87,120 sq. ft. <br />300 sq. ft. <br />12 ft. <br />ver 87,120 sq. ft. <br />400 sq. ft. <br />12 ft. <br />* Accessory buildings over 200 square feet in size are required to be <br />constructed on a masonry/cement foundation and meet the drainage <br />requirements of the Engineering Department. <br />(2) Maximum height of other accessory structures shall be twelve feet. <br />(3) The total area of a detached garage, accessory storage building and other <br />accessory structure, such as a deck, swimming pool, pavilion or gazebo, <br />shall not exceed more than twenty percent (20%) of the rear yard area on <br />which such building(s) or structure(s) is located. <br />(4) No part of any accessory building or structure shall be located within a <br />recorded utility easement or drainage swale, or in such a manner that <br />hinders the free flow of stormwater or hinders the maintenance of <br />stormwater control structures as determined by the City Engineer. <br />(5) Any accessory building or structure shall be set back not less than five <br />feet from a side lot line and five feet from a rear lot line. <br />2006 Replacement <br />
