CITY OF NORTH OLMSTED <br />ORDINANCE N0. 82-116 <br />PAGE 2. <br />(B) To provide a Limited Industry-Industrial Park District <br />in close proximity to major Interstate Highway Systems so as to be <br />accessible to a large labor force, administrative personnel and <br />consumers throughout the region. <br />(C) To protect and stabilize developments from traffic <br />congestion by regulating the intensity of use, parking, loading, <br />and on-site traffic flow, and by regulating access to major streets <br />and thoroughfares. <br />(D) To protect nearby residential zoning by restricting <br />the types of permitted uses, particularly at their common boundaries, <br />and, as far as possible, prohibit otherwise objectionable influence. <br />(E) To nrovide for the efficient development of light <br />industry while providing for compatible open spaces and promoting <br />the most desirable beneficial industrial use of the land. <br />1191.03 Restrictions Applicable to Uses Permitted in Industry- <br />Industrial Park District. <br />In any Limited Industry-Industrial Park District buildings <br />and land shall be used and buildings shall be designed, erected, <br />altered, moved or maintained only for the uses set forth, provided <br />that: <br />(A) All resulting cinders, dust, flashing, fumes, gases, <br />noises, odors, refuse, smoke, vapors and vibrations are effectively <br />confined to the buildings. <br />(B) All materials are stored inside the buildings. <br />(C) Setback building lines to the same extent as required <br />in the Zoning Code for the Residence District that is adjacent <br />are observed on any street on which the Limited Industry-Industrial <br />Park District adjoins a Residence District, and planting and green <br />spaces are maintained as hereinafter required. <br />(D) Side yards are provided at lot lines in accordance with <br />the provisions of the Zoning Code. <br />(E) Off-street parking, loading and unloading shall be in <br />areas located so as not to be within the front setback area, except <br />for the immediate loading and unloading of passengers. <br />(F) The proposed use shall be located no closer than necessary <br />to schools, churches and other places of public assembly; and shall <br />form a harmonious part of the District, taking into account, among <br />other considerations, traffic and the relationship of one permitted <br />use to another. <br />(G) Entrance and exit to any buildings, premises or structures <br />shall be from a dedicated street provided the probable volume and <br />type of traffic to such nremises will not materially change the <br />existing character of such street or be detrimental to the adjoining <br />or adjacent residential area. Entrance and exit to an Industrial <br />Park, as well as to buildings, premises or structures within the <br />District, shall be in accordance with approved development plans <br />showing the proposed pattern of vehicular circulation, estimated <br />traffic volumes, service access and relationship to existing streets. <br />(H) Sources of light for illumination of buildings and/or <br />grounds shall be shielded so as not to be objectionable or hazardous <br />to owners of adjacent property or public streets. <br />(I) Required utilities, including water, sewers, electricity, <br />telephone and cable television systems, shall be installed underground.
