<br />1191.04 S ecified Uses Permitted in Limited Industr -Industrial
<br />Par District.
<br />(A) Office Buildings. Offices included professional,
<br />financial, governmental, public utility, administrat.ive and sales
<br />except that no retail sales involving the physical exchange of
<br />merchandise shall be permitted. Medical offices are not permitted.
<br />(B) Research Laboratories. Research laboratories include
<br />experimental, research and testing, all types of basic and applied
<br />research of product design and development, including the operation
<br />of small scale experimental and pilot operations for determining
<br />the feasibility of new technology.
<br />(C) Metal Production. D7eta1 production includes metal
<br />cutting, stamping, electric, gas and ultrasonic welding, grinding,
<br />machining and finishing, only in the production and/or assembly
<br />of products such as: (1) automotive and aircraft parts; (2)
<br />electrical and electronic eQuipment, motors; (3) electrical appliances;
<br />(4) hardware, cutlery, kitchen utensils; (5) musical and scientific
<br />eauipment; (6) medical, orthopedic and photographic instruments and
<br />eauipment; (7) sporting good and athletic eauipment; (8) sheet metal
<br />components, heating and ventilation ductwork, gutters and downspouts;
<br />(9) plumbing supplies.
<br />(D) Non-Metal Production. Non-meta1 production includes:
<br />(1) clothing, garment manu acturing and other textile products;
<br />(2) pharmaceutical products; (3) manufacture and fabrication of
<br />plastic products, extrusion, moulding and fabrication of panels,
<br />sheets, tubes and rods; (4) ceramics, pottery, dishware, figurines
<br />and tile from clay, the enameling of pottery ware or metals.
<br />(E) Services, Sales, and Stora e Establishments. Services,
<br />sales, and storage esta lishments are limite to: 1 cleaning,
<br />dyeing and dry cleaning establishments, carpet cleaning; (2) repair
<br />of household appliances and goods produced by manufacturing and
<br />assembly processes permitted above; (3) food, confection and drug
<br />preparation; (4) bottling plants and creameries; (5) cold storage
<br />and food locker plants; (6) household and maintenance services,
<br />dry cleaning and laundry, dyeing, rug cleaning, janitorial and
<br />maintenance services; (7) parcel delivery establishments; (8)
<br />monument works; and (9) bulk storage or warehouses for such material
<br />as building materials, contractors' equipment, cotton, wool, fabrics,
<br />feed, furniture, machinery, materials other than scrap or junk,
<br />paint, pipe, rubber, shop or store supplies provided there shall be
<br />no storage of discarded or salvage articles or of any material out-
<br />side of buildings, and that such uses be located not less than
<br />one hundred feet (100') from any Residence District.
<br />(F) Similar Uses. Any Limited Industry-Industrial Park
<br />District use not liste above may be permitted upon approval of
<br />the Planning Commission provided that:
<br />l. An interpretation that the proposed use is similar
<br />to the permitted use has first been obtained from
<br />the Board of Zoning Appeals;
<br />2. Such use is not listed in any other classification
<br />of permitted buildings or uses, and is more appropriate
<br />to and conforms more closely to the basic characteristics
<br />of Limited Industry-Industrial Park District uses than
<br />to any other classification;
<br />3. Such a use does not generate traffic to a greater extent
<br />than the other permitted uses listed in this classifica-
<br />tion, and is similar as to hours of operation of other
<br />permitted uses.
