CITY OF NORTH OLM. , ,ED <br />ORDINANCE N0. 82-116 <br />.PAGE 4. <br />CHAPTER 1193 - LIMITATIONS ON i1SE IN A LIMITED INDUSTRY- <br />INDUSTRIAL PARK DISTRICT <br />1193.01 Landscaped Buffer Strips. <br />Around the perimeter of every Limited Industrial-Industrial <br />Park District there shall be a strip fifty feet (501) wide, herein <br />described as a Landscaped Buffer Strip, on which no building, <br />structure, drive, roadway or parking area shall be permitted. <br />(A) Intent. The intent of this Section is: <br />(1) To screen undesirable views of permitted <br />industrial uses from fronting streets and <br />surrounding residential areas. <br />(2) To increase soil water retention through <br />landscape rec{uirements. <br />(3) To protect and preserve the appearance, privacy <br />and property values of single-family and multi- <br />family residential uses from any adverse in- <br />fluences of adjoining industrial use. <br />(4) To adeauately shield adjoining residential uses <br />from noise, dust and objectionable views during <br />site construction. <br />(B) Definitions. As set forth in this Section, the follow- <br />ing words shall e efined as follows: <br />(1) Buffer. A dense five-foot (5') to six-foot <br />6' igh site improvement consisting of <br />landscape materials and ground forms located <br />and designed to alleviate otherwise objectionable <br />views of necessary permitted used and accessory <br />uses such as parking and loading facilities, <br />trash containment areas and utility insGallations. <br />(2) Ground Forms. Natural or man-made earth berms <br />and oer changes in topography commonly employed <br />in the development of buffers and visibility <br />screens. <br />(3) Landscape Materials. Winter hardy ornamental <br />plannings an non-living durable wall and fencing <br />materials properly employed in the development of <br />buffers and visibility screens. <br />(4) Visibility Screens. A medium-dense site improve- <br />ment at least eight feet (81) high consisting of <br />landscape materials and ground forms located and <br />designed to reduce the visual effect of large <br />building masses otherwise disproportionate to the <br />scale of adjacent development, either existing or <br />proposed. <br />(C) Location. Landscaped buffer strips and/or visibility <br />screens shall be mandatory within the required side and rear yards <br />of Limited Industry Districts so as to achieve the intents of this <br />Section without visually obstructing necessary lines of sight re- <br />auired for safe pedestrian and vehicular movement.
