Effective buffer strips <br />or screening may be required prior to other site development in <br />order to reduce objectionable views, noise or dust associated <br />with construction and development of the site. If not necessary <br />and required prior to other site development, all buffers and <br />screens shall be in place prior to a certificate of occupancy <br />being issued. Once achieved, the required landscaped buffers or <br />screening shall be satisfactorily maintained in perpetuity by <br />the property owner. <br />1193.02 Fences and Hed2es. <br />A fence or hedge, trees or shrubs planted so as to con- <br />stitute a fence shall not be permitted between the street line <br />and the front building line within a Limited Industry-Industrial <br />Park District. <br />1193.03 Applicability. <br />Al1 provisions of this Section shall be applicable to <br />both new development and the expansion, alteration or modification <br />of existing development, including such expansion, alteration <br />or modification that may be limited solely to parking and/or access. <br />1193.04 Procedures. <br />A landscape plan showing buffer and visability screening <br />shall be included in all preliminary and final development plans, <br />and shall accurately convey the nature and effect of the proposed <br />buffers and screenings in accordance with the intent of this Chapter <br />Photographs, elevations, sight lines or other descriptive data con- <br />sidered necessary to determine the effectiveness of the landscape <br />plan shall be provided upon request of the Building Commissioner, <br />Planning Commission, or City Council. <br />1193.05 Penalty. <br />Any person, corporation or firm violating the provisions <br />of this Chapter of the Zoning Code, and failing to comply within <br />thirty (30) days of notification in writing shall be fined not <br />more than Five Hundred Dollars ($500.00). A separate offense sha11 <br />be deemed committed for each month or portion thereof that the same <br />violation continues. <br />CHAPTER 1195 - HEIGHT AND AREA REGULATIONS FOR LIMITED <br />INDUSTRY-INDUSTRIAL PARK DISTRICT <br />1195.01 Heieht ReQulations. <br />Permitted structures in Limited Industry-Industrial Park <br />District shall not exceed thirty-five feet (35') in height. However <br />chimneys, domes, elevator penthouses, towers, skylights, spires, <br />stacks, ventilators or other necessary appurtenant features usually <br />carried above roof lines, when erected upon and as an integral part <br />of a building, may be erected above the height limit provided such <br />appurtenances shall extend no higher than ten feet (101) above the <br />building. Radio or television antennae and other similar structures <br />may be permitted as a conditional accessory use upon approval of the <br />Planning Commission. <br />1195.02 Setback Regulations. <br />(A) In a Limited Industrial District-Industrial Park District <br />any building fronting or abutting on Lorain Road shall be set back <br />from the street a distance of not less than one hundred feet (100').
