The maximum height within a Mixed Use District for office buildings and hotels shall <br />not exceed seven (7) stories and two (2) stories for all other permitted uses in the Mixed Use <br />District. <br />G. Utilities. All utilities shall be installed underground. <br />(Ord. 90-125. Passed 5-21-91) <br />Section 1145.041 Development Regulations for Mixed Use District D <br />A. Development Area. "Development area" in Mixed Use District D shall be construed to mean <br />a parcel or parcels of land, meeting the minimum size requirement of Section 1149.02, and <br />under common ownership or control. <br />B. Setback. <br />1. Buildin s. Each building within a development area shall be located at least 50 feet from <br />every abutting street line and boundary line of the development area provided, however, <br />that buildings shall be located at least 75 feet from any One and Two Family Residence <br />District zone line. <br />2. Parking. Offstreet parking shall be located at least 25 feet from any street right-of-way <br />and at least 50 feet from any One and Two Family Residence District zone line. <br />C. Residential Buffers. Required yard areas abutting One and Two Family Residence District <br />zone lines shall be improved with earth mounding, fencing, walls, hedges, or other plant <br />material sufficient to create a suitable screen or visual buffer. <br />D. Height. The maximum height for buildings or structures within the District shall be the lesser <br />of: <br />E. Density. The maximum density for residential uses within the District shall be: <br />F. Illumination. Lighting of buildings, parking areas and walkways shall be done in such a <br />manner as to prohibit light spillage across property boundary lines and to shield light <br />sources so as not to create glare.
