Liquor permit 6315483 not objected to 6-0. <br />Councilwoman Williamson Chairwoman of the Building, Zoning & Development <br />Committee: <br />The Building, Zoning & Development Committee met on Tuesday, June 15, 2021 at 7:01 <br />p.m. Present were committee members Williamson and Limpert; Council members <br />Brossard, Glassburn, Hemann and Kelly; Council President Jones; Mayor Kennedy, <br />Director of Finance Copfer, Director of Human Resources Gallo, Director of Law <br />Gareau, Director of Planning & Community Development Lieber and guests. <br />• Discussed was CMS 21-18287 Weber Automotive located at 28820 Lorain Road. <br />The property is zoned B-3 General Business District. The new building will <br />provide climate controlled storage and a space to service older and collector cars. <br />There will be no body work and no painting in the building, and there will be no <br />customer traffic in the building. Vehicle repair establishments are a conditional <br />use and improvements must meet the specific conditional use standards for <br />vehicle repair. All are met with the exception of the building setback from a <br />residential district; 75 feet is required and just 30 feet is shown. The BZBA <br />granted two variances for side yard setback and a 6 -foot high wood fence is <br />proposed along the rear half of the east property line. The existing trash enclosure <br />will be removed and a new enclosure constructed. Underground storm <br />management is proposed north of the building and new landscaping is proposed in <br />the required buffer zone. The Planning & Design Commission has waived the <br />landscape irrigation requirement. The applicant proposes new building mounted <br />fixtures as well as two pole lights, one new and one relocated. The committee <br />voted 2-0 to recommend approval of the conditional use permit for the vehicle <br />repair facility, waiving the requirement of a 75 foot building setback from <br />residential property conditioned upon no body work or painting take place in or <br />around the building, as well as approval of a development plan, subject to the <br />conditions of the Planning and Design Commission. <br />Councilwoman Williamson moved to approve the conditional use permit for a vehicle <br />repair facility for CMS 21-18287 Weber Automotive located at 28820 Lorain Road, <br />waiving the requirement of a 75 foot building setback from residential property <br />conditioned upon no body work or painting take place in or around the building. CMS 21-18287 approved 6-0. <br />Councilwoman Williamson moved to approve the development plan for CMS 21-18287 <br />Weber Automotive located at 28820 Lorain Road, subject to the conditions of the <br />Planning & Design Commission.
