D. Utilities. <br />All communication, electric power, and street lighting wires, conduits or cables and <br />the equipment and housing necessary for the operation of those utilities shall be <br />constructed underground and upon an easement for those utilities. Those wires, <br />conduits or cables owned by or serving individual customers and located wholly on <br />the customer's property need not be located upon easements. <br />2. No utilities shall be located under roadway pavement, except where crossing the <br />street. <br />SECTION 1150.07 DESIGN STANDARDS. <br />A. Applicability, All developments subject to review and approval under the MAMU Overlay <br />District Regulations shall be subject to the Design Standards contained herein. <br />B. Consistency with Adopted Plans. Where a plan has been adopted by the City, the <br />arrangement and design of land uses, buildings, open spaces, and streets should be <br />consistent with the intent of that plan. <br />C. Design Manual. The Planning and Design Commission may adopt a Design Manual that <br />illustrates design standards, outlines preferred design criteria, and provides guidance for <br />development under the requirements of the MAMU Overlay District. <br />The Design Manual shall be consistent with regulations of the requirements of the <br />Mall Area Mixed Use Overlay District and any plans adopted by the City. If a criterion <br />of the Design Manual conflicts with a regulation within this Overlay District, the <br />regulation of the Overlay District shall apply. <br />2. If adopted, the Design Manual shall be made readily available to the public. <br />3. The Planning and Design Commission may seek assistance from external consultants <br />or design professionals to assist in the development and updating of the Design <br />Manual. <br />D. Design Standards. The following design requirements shall be met by any project <br />developed in the MAMU Overlay District. <br />1. Building Materials. <br />a. A minimum of seventy-five percent (75%) of a building's exterior facade shall be <br />composed of high -quality materials. <br />The following materials meet this requirement: stone (natural or <br />cultured); architectural pre -cast concrete; glass; high -density stratified <br />wood board; fiber reinforced concrete panels; and architectural metal <br />panels. <br />JANUARY 24, 2025 <br />
