4. Blank Wall Treatment. <br />a. Buildings shall not have more than twenty feet (20') of contiguous blank wall <br />space along the ground floor facade facing a primary street. <br />b. Buildings shall not have more than thirty feet (30') of contiguous blank wall <br />space along the ground floor facade facing a secondary street. <br />C. Blank walls facing a primary street that are exposed four feet (4') in height or <br />higher above the finished grade shall include screening treatments such as <br />landscaping (trees, shrubs, planters), public art, or other creative screening <br />design solutions. <br />Screening of utilities. Buildings shall have architectural features to fully conceal <br />rooftop equipment -such as HVAC units, exhaust, vents, transformers, roof access - <br />from public view at street level. <br />6. Standards for Parking Structures. <br />a. Parking structures, parking spaces, and driveways shall be designed to be as <br />discreet as possible and limit impediments to the pedestrian zone. <br />b. Parking structures visible from the primary street should positively contribute <br />to the visual interest and pedestrian activity by incorporating the following: <br />The base level facade of a parking structure that faces a primary street <br />should be wrapped with an active use with an interior depth of at least <br />fifteen feet (15'). <br />Parking structure facades that face a secondary street should be <br />screened using landscaping, public art, architectural features, facade <br />articulation, or some form of visual screening of parking areas. <br />iii. The first -floor height of the garage should match the first floor height of <br />other nearby buildings fronting the street. <br />iv. Parking structures shall provide separate pedestrian entrances that are <br />easily accessible and identifiable from the primary street, or secondary <br />street if not facing a primary street. <br />JANUARY 24, 2025 <br />
