SECTION 1150.08 PARKING AND LOADING. <br />A. General Provisions. Off-street parking shall conform to the requirements set forth in <br />Chapter 1161 Off-street Parking, Loading, and Transportation, except as modified in this <br />Chapter. <br />B. Parking Plan Required. Applicants shall provide a description of parking needs for the <br />proposed development and documentation, including a written narrative, detailed <br />site plan, professional parking analysis or study, shared parking agreements, or other <br />documentation that demonstrates the parking needed for the proposed development and <br />how those parking needs will be met, including the appropriate provision of on -site surface <br />lots, structured parking, or proximity to other available parking. <br />The Planning and Design Commission may require additional information as <br />necessary to determine if the proposed parking will be adequate to serve the needs <br />of the development. <br />C. Modified Parking Standards. <br />There shall be no minimum number of required parking spaces for uses in the MAMU <br />Overlay District. <br />The maximum number of parking spaces provided shall not exceed one hundred <br />percent (100%) of the required parking spaces for uses as stated in Chapter 1161 of <br />this Zoning Code. The maximum provision shall not apply to park -and -ride facilities, <br />public parking garages, structured parking that is a part of or associated with a mixed <br />use building or development, or other parking provided as part of a transit facility. <br />3. Applicants may request parking spaces above the maximum allowed above by <br />providing a detailed parking study, conducted by a qualified traffic or transportation <br />engineer, that clearly demonstrates that the increased amount would be necessary <br />and appropriate based on the actual number of employees, expected level of <br />customer traffic, actual counts at a similar establishment, and/or other relevant <br />conditions. However, no more than one hundred and twenty-five percent (125%) of <br />the maximum required parking spaces may be approved by the Planning and Design <br />Commission. <br />D. Location of Off -Street Parking. <br />1. No designated parking is allowed in the front yard of a principal building or between <br />a building and a primary street. <br />Parking may be located in the rear or side yard of a building or below or above the <br />building, however, no more than twenty-five percent (25%) of the width of the lot <br />along the primary street shall be devoted to parking or drives. <br />NORTH OLMSTED MALL AREA MIXED USE OVERLAY DISTRICT <br />
