3. Below grade garages must meet the minimum setback requirements of the principal <br />building. <br />4. All surface parking lots shall be set back a minimum of twenty-five feet (25') from the <br />curbline, inclusive of any required buffer or perimeter landscaping. <br />E. Landscaping and Buffering. Landscaping and buffering of parking lots and structures shall <br />be in accordance with the requirements of Section 1150.10 Open Space, Landscaping, and <br />Screening. <br />F. Design of Structured Parking_ The design of structured parking facilities shall be in <br />accordance with the requirements of Section 1150.07 Design Standards. <br />G. Structured Parking Incentive. Developments that include structured parking will be <br />permitted an additional two stories or twenty-five feet (25') of building height above the <br />maximum. <br />No portion of a building located within forty feet (40') of the right-of-way of a primary <br />or secondary street shall be permitted to exceed seventy-five (75') feet in height. <br />H. Electric Vehicle (EV) Parking_ <br />1. For all parking areas, including structured parking, with twenty (20) or more vehicular <br />parking spaces, a minimum of two (2) spaces shall be provided as Electric Vehicle (EV) <br />charging stations. <br />a. One (1) additional EV charging station shall be required to be provided for each <br />additional twenty-five (25) parking spaces, inclusive of the charging station. <br />2. Required EV charging stations may be consolidated in a single location of the parking <br />area or structure. <br />3. EV charging stations shall be clearly marked and have appropriate signage. <br />Bicycle Parking. <br />1. In addition to the requirements of Section 1161.06 Bicycle Parking, the following <br />standards apply <br />a. Number of Required Bicycle Parking Spaces. <br />No development shall be required to provide more than forty (40) spaces. <br />Required bicycle parking space requirements may be fulfilled with short- <br />term or long-term spaces. <br />]ANUARY 24, 2025 233 <br />
