L For developments abutting only one street, that street shall be <br />considered a primary street for the purposes of this Chapter. <br />Any newly proposed public street shall be subdivided and dedicated subject to <br />the requirements of Chapter 1101 Subdivision Regulations. <br />d. Private streets are permitted. <br />e. All private streets shall be built to the standards required for public streets. <br />Alleys are allowed only along the rear or side of a parcel. <br />g. All private streets must include sidewalks on both sides of the street and built <br />to the standards required for public sidewalks. <br />h. Parking must comply with Section 1150.08 Parking and Loading. <br />All public and private streets must provide street trees and landscaping subject <br />to Section 1150.10 Open Space, Landscaping, and Screening. <br />j. New dead-end and cul-de-sac streets are not permitted, although stub streets <br />to adjacent parcels for the purposes of future connectivity are permitted and <br />must be clearly identified. <br />2. Driveways. <br />a. Number of Driveways Permitted. <br />i. All existing and proposed developments that provide on -site parking or <br />loading must provide a satisfactory means of vehicle access to and from a <br />street, alley, or adjacent parking lot. <br />ii. The number of driveways shall be limited in accordance with the <br />regulations outlined in Table 1150.09(C). <br />TABLE 1150.09(C): NUMBER OF DRIVEWAYS PERMITTED <br />Developments with less than 300 feet of 1 <br />continuous street frontage (a)cb) <br />Developments with 300 feet or more of 2 <br />continuous street frontage (a)(b) <br />The measurement of street frontage for developments with more than one frontage (i.e. corner or through <br />lots) shall include the sum of all street frontages for the development. <br />b. Continuous street frontage shall include the measurement of all contiguous street frontages of a parcel along <br />any primary or secondary streets connected by an intersection (i.e. corner lots). For parcels with more than <br />one frontage that are not contiguous (i.e. through lots), the number of drives shall be determined by the <br />length of each individual street frontage, but in no case may a parcel have more than 4 drives. <br />NORTH OLMSTED MALL AREA MIXED USE OVERLAY DISTRICT <br />
